Two towns in one postcode

Middlesbrough splits cleanly for a plasterer. Gresham, Newport, Ayresome and Grove Hill are Victorian and Edwardian terraces on solid brick, where a century of gypsum over lime and a few decades of damp mean the knuckle test matters more than the paint chart. Half the enquiries here start as a skim and end up as a stripped and boarded wall, because the backing coat has quietly parted from the brick behind the wallpaper. The other half of the town, Linthorpe, Acklam, Marton and Nunthorpe, is interwar and post-war semis and detached houses, where the plaster is generally sound and a straight room skim at £300 to £600 is exactly the right job.

Estate ceilings and the Artex years

The big post-war estates, Berwick Hills, Park End, Hemlington, Easterside and Coulby Newham, carry more textured ceilings per street than anywhere else on the patch. Skimming over a swirled lounge and hall ceiling is a day's work at £300 to £450 a room, and over-boarding is the answer where the ceiling has cracked along the joists. Access, parking and the practical bit

Mixing happens outside and materials come in by hand, so a terraced street with permit parking near the town centre or the university is genuinely a slower job than a driveway in Nunthorpe, and an honest quote says so rather than discovering it on the morning.
