The High Street and the wynds
Yarm's cobbled High Street and the yards and wynds running off it are the most architecturally sensitive streets in the borough. Behind the Georgian frontages are solid walls, high ceilings, original cornice worth keeping, and often several generations of previous plastering stacked on top of each other. Much of this sits within the conservation area, so external work including render and colour choices is worth checking with Stockton-on-Tees Borough Council first. Internally, breathable materials on solid walls are frequently the right call rather than a hard modern coat that traps moisture in the brick.
The big-house belt
Off Green Lane, Leven Road, Worsall Road and towards Kirklevington, the housing is large, detached and constantly being altered. That produces the town's staple plastering work: whole rooms and whole houses at £300 to £600 a room or £1,800 to £3,500 for a full three-bed, and board and skim at £500 to £1,000 a room for extensions, garden rooms, loft conversions and knocked-through kitchens.
